General terms and conditions form part of the contract between you, the owner and Mallorca Charme S.L. with the identification: ESB57830564, with address C/ Comunes de Can Oliver 1A, 07440 Muro Mallorca. Owner of the Internet portal



If you make a reservation, you guarantee that you are legally competent and that it is in your name. Your contract with is valid at the time of booking confirmation. The contract with us is governed by Spanish law and is subject to local jurisdiction.



Prices may change during the course of the year. The rental price includes the corresponding VAT. Please note that a deposit, normally 30% of the total amount, is payable at the time of booking. The balance is payable 30 days prior to arrival. In the event that the time between booking and arrival date is less than 30 days, we will contact you to inform you about the payment.



A security deposit of 300,00 € is required to cover the cost of any damage or breakages. This security deposit is payable in cash (to be presented to the key holder on arrival) or via credit card. In cases where damage exceeds the amount of the security deposit, the client will be responsible for the remainder. The deposit will be refunded in full, minus any costs incurred on departure or two days after departure.



If you wish to make any changes to your booking after the confirmation of your reservation, such as change of departure or prefer to book another holiday home, for example, please note that authorisation is subject to the particular characteristics and conditions of each accommodation. Any request for change or transfer must be made by the person who made the booking. In case you want to change your holiday home, a new booking will be created.

If you have any complaints or problems, please contact us immediately on (+34) 971 537 753. In case of major emergencies outside these hours, please call the following number: (+34) 699 387 606. Only the discomfort you bring during your stay will be accepted as valid. In case of technical problems, we will send our technician or an authorised person to solve the problem. 24-hour customer service does not mean that we have a 24-hour maintenance service. All non-emergency calls will be resolved as soon as possible. 



The descriptions and details of the properties appearing on our website were written by our staff. However, changes may occur without our knowledge. Mallorca Charme is not responsible for these changes. In some areas there may be power or water interruptions at certain times due to works and services beyond the control of Mallorca Charme, for which we cannot be held accountable as they are beyond our control.



Due to construction works covered by force majeure, Mallorca Charme cannot be held liable for damages.



Please note that for most of our accommodations it is essential to have a car. is not responsible for the reservation of a car.



Please ensure that the safety and control of your children is always guaranteed by an adult, especially on balconies, near the swimming pool, on stairs, etc. Mallorca Charme cannot be held responsible in the event of an accident.



Mallorca Charme does not specialise in accommodation for people with special needs. Many of the houses are not designed for people with reduced mobility or special needs. Therefore, we kindly ask you to contact us before booking so that we can inform you exactly whether the accommodation is suitable for your needs.



If you have a baby, please indicate this when booking. This service will not be charged. Please note that for hygiene reasons, beds are provided without bed linen.



Mosquitoes, ants and other insects are endemic in warm areas, especially in the countryside. Many of our holiday properties are surrounded by gardens. In the immediate vicinity, you may find farm animals, as well as dogs and cats. Mallorca Charme cannot be held responsible for any inconvenience cause by pests beyond human control. 



The kitchens include kitchen utensils, cutlery, crockery, oven and may contain other electrical appliances such as microwave, dishwasher, washing machine, etc. These details are in the description of the house.



Our cleaning service means that the house is clean and clean bed linen and towels are available for you on the day of check-in. Guests are not allowed (when exceeding the maximum number of guests), unless they are in the house description.



Our houses are available from 16:00 hours. Check out is at 10.00 hours. This is of course flexible depending on availability. 



It is your responsibility to ensure that your passport and those of all other travellers are valid, as well as credit cards and any other documents required for your trip.
We remind you that to comply with the law, you will be asked to check in with your identity documents or passports prior to entry. 



If you are pregnant or suffer from any medical condition, we advise you to speak to your doctor before your trip. Should you have a health problem during your stay, we advise you to contact us immediately.



The maintenance of our houses is the responsibility of the owner or the person in charge. Pool maintenance is generally carried out twice a week. You should note that pool and garden care and maintenance cannot be carried out at a fixed time and therefore no timetable can be set for such maintenance work.



Almost all houses have a safe. If you wish to reserve a safe, please contact us before booking. We recommend that you use a safe, as they offer more security for your valuables. The use of the safe (if available) is free of charge, in the event of a theft no claims will be accepted.



The description of the house indicates whether satellite TV is available, this does not include pay-TV channels.



In general, there are no telephones in the houses, unless stipulated in the house description. Therefore, we recommend that you take it with you for emergencies.



Most of our holiday homes are privately owned and decorated according to the owner's taste. Therefore, each house is different in style. We do our best to provide you with a detailed description of each house. This includes pictures of the interior and exterior of the houses.



Frequently asked questions (FAQ)

How do I reserve my accommodation?

On our website,, you will need to select the accommodation and dates you wish to book.
Once you have decided to make the booking, you must fill in the form with all your details and choose the method of payment. To confirm your booking you will need to pay a deposit of 30% of the accommodation price, either by credit card or bank transfer.
When we receive the deposit payment, we will send you the booking confirmation.
The balance of the accommodation must be paid by the cancellation deadline, so depending on the accommodation it will be 30 days before your arrival or 14 days before.
Sometimes you may have to pay the tourist tax on the day of your arrival.

Do I have to pay the tourist-tax?

Since 01/07/2016, there is a tourist tax (Ecotasa) in Mallorca. 2,20 €/day, but only for the first 8 days. From the ninth day on, the tax is 1,10 €/day. In the low season from 01/11 to 30/04, the tax is 0,55 €/day for the first eight nights, then 0,27 €/day. This tax must be paid separately with the booking. 

Why is a deposit required?

You will be asked for a security deposit of €300.00 to cover the possible costs of any damage or breakages that may occur during your stay. If the deposit is paid in cash it must be paid on arrival, if by credit card it must be paid prior to arrival (whether it is paid in cash or by credit card depends on the accommodation). In case the damage exceeds the amount of the deposit, the client will be responsible for the total costs. The deposit will be refunded in full upon departure (if paid in cash) or two days after check-out (if paid by credit card), except for damages incurred by the client.

How do I pay for my accommodation?

When you make your booking you will be shown the total cost of the booking. To confirm your booking you will need to pay a deposit of 30% of the accommodation which will be deducted from the final price.
The second payment is made depending on the cancellation policy, for example, if you can cancel with a refund up to 15 days before your arrival, you will have to pay in full 14 days before your arrival.
Normally this will be 14 or 30 days prior to arrival.

What does the use of air conditioning cost?

If the use of the air conditioning is charged separately, We will inform you in advance. On the day of arrival, we note the meter reading in your presence so that we can determine the exact consumption later. On average, you will have to pay 5-10 € per day for normal consumption.

How do I find the way to the accommodation and get the keys?

Once you have checked in online, our staff will contact you and give you the address of the accommodation, ask you at what time you would like to check in and also inform you whether the keys will be collected from a box or whether you will be met by the owner or person in charge in person. 

What do I do if I have problems?

If something in the house is not working or you have other emergencies, you can contact us at any time by calling (+34) 971 537 753 or (+34) 699 387 606. We are available 24 hours a day and will give you a quick response. We speak German, English, Spanish and Catalan. Please do not hesitate to contact us.

Can I bring my pet?

In some of our accommodations pets are allowed (on our website in the filter "pets allowed") you will find the properties that allow pets (some accept pets with a supplement). However, we clarify in advance with the owner, if this option is possible. For this purpose, we need information about your pet (breed and size). The animal must be vaccinated and up to date with all vaccinations.

Are sheets and towels provided?

All accommodations have sufficient bed linen and towels, some fincas have pool towels. We ask you to bring your own towels to the beach. 

What are the arrival and departure times?

Your accommodation will always be available from 16:00 on the day of arrival. Check-out time is at 10:00 am. These times are always flexible depending on availability on the days in question. 

Is there a shopping service for late arrivals?

Yes, you will receive an email with a link to make the purchase comfortably and find it at home.  

How is the water quality on Mallorca?

As in many other southern countries, the water in Mallorca is not of drinking quality. Avoid drinking water directly from the tap. You will find drinking water in all supermarkets. We recommend that you prepare your coffee with bought water. You can take a shower with tap water. 

How do I dispose of my household rubbish?

Some properties are in areas where there is no rubbish collection. In this case, you will need to dispose of your rubbish at the nearest rubbish collection point on site. Our staff will be happy to provide you with more detailed information on the day of your arrival.

What to do with insects?

The fauna of the countryside is, of course, different from that of the city. However, you should pay attention, especially during the warm season to: dispose of rubbish quickly and do not accumulate, do not leave rubbish or food open. Even a drop of soda can attract ants. If you have a problem with insects, you can use insecticides that you can find at home or in supermarkets. In dry months, many animals seek water, including wasps and bees. However, do not worry; these insects are usually not aggressive.
