How do I book my accommodation?

First you make a non-binding booking request and then you will receive from us by email all the necessary information about the desired object (equipment, price, availability). Included in the email is a link that directs you to the binding booking form on our homepage. If you fill out this form and send it to us, you have made a binding booking request. Subsequently, you will receive information from us about the payment of your accommodation.  Within 48 hours a deposit of about 20% of the total price is due; after receipt of the payment on our account we will send you the reservation confirmation.

The remaining amount is due on the day of arrival, after you have personally checked that the property is in good condition. Our staff on site will explain all information about the property and answer your questions. Only then will the balance be due.

Do I have to pay the eco-tax?

Since 01.07.2016 there is the so-called tourist or eco tax (Ecotasa) on Mallorca. It is payable by every holidaymaker over 16 years and amounts to 1€/day for vacation homes and fincas, but only for the first 8 days. From the 9th day the tax is 0,50€/daily. In the low season from 01.11. to 30.04. the tax is generally only 0,50€/day. This tax is not included in the rental price, but must be paid separately, preferably on the day of arrival. Of course you will receive a payment receipt about it.

Why is a deposit required?

A deposit of 300€ (Three hundred euros) is required to cover the cost of any damages. The deposit is to be paid in cash on the spot and must be deposited when the keys are handed over on the day of arrival. In case the damage exceeds the deposit amount, the tenant will have to pay the full cost. The deposit will be refunded in full upon departure, except in the case of costs incurred by the landlord.

How do I pay for my accommodation?

After you have booked your accommodation bindingly with us, you will receive a list of the total costs from us by email; of this 20% is to be paid as a deposit within 2 days. After receipt of your transfer on our account you will receive the reservation confirmation from us. On the day of arrival you can pay the remaining amount in cash to our staff on site. Alternatively, a transfer to our account is also possible; then the payment must be received in time before arrival. Payment by credit card is not possible, but you can also make the transfer via PayPal (plus 3.5% processing fee).

How expensive is the use of air conditioning?

If the use of the air conditioning is charged extra, we will inform you in advance. On the day of arrival, we note the meter reading in your presence, so that we can later determine the exact consumption. On average you have to calculate with normal consumption with 5-10€ per day.

How do I find the way to the accommodation and get the keys?

About 1 week before the start of your trip you will receive detailed directions from us including GoogleMaps link. Since most fincas are somewhat remote, we will first meet you at our office or at an easy-to-find meeting point near the booked accommodation. From there we will personally accompany you to your booked finca, make sure everything is to your satisfaction and be your contact person on site 24 hours a day. We explain to you how everything works and give you the keys or remote controls..

What do I do if I have problems?

If something in or at the house does not work, but also in other emergencies, you can contact us at any time. We are available 24 hours a day for you and provide the fastest possible remedy. We speak German, English, Spanish and Mallorquin; do not hesitate to contact us in case of problems.

Can I bring my pet?

In some fincas it is basically possible to bring your pet (see filter function “Pets allowed”). Nevertheless, we clarify in advance with the owner whether he agrees. For this purpose we need information about your pet ( breed & size).  Please also remember the required vaccination protection of your four-legged friend!

Are bed linen and towels provided?

All accommodations have sufficient bed linen and towels, in some fincas there are also pool towels. However, we ask you to bring your own bath towels for beach visits.

What are the arrival and departure times?

In principle, your accommodation is available from 16.00 on the day of arrival. The departure should take place until 10.00 o’clock in the morning. If you wish, we can check if other arrival and departure times are possible. However, if there is another arrival or departure on the same day in the same accommodation, the times can of course not be changed.

Is there a shopping service for late arrivals?

If you arrive in the evening hours and do not have the opportunity to shop, we will be happy to help you. We will organize a basic supply of food for the 1st evening and breakfast the next morning. You pay the cost of the shopping plus 20€ for this service. If you want to use this service, please inform us in time.

How is the water quality in Mallorca?

As in many other southern countries, the water in Mallorca is not of drinking quality. Therefore, avoid drinking water directly from the tap. In all supermarkets you can buy cheap drinking water, from the 1L bottle to the 8L canister. We recommend that you also prepare your coffee with the water you buy, as most machines only heat the water to about 80 ºC. Showering, on the other hand, is possible without any problems.

How do I dispose of my household waste?

If you have not rented a village house but a finca, it will not be served by the local garbage collection. This means that you will have to take your household garbage away yourself – either to a garbage container nearby or to the garbage collection point of the village. Our on-site staff will be happy to provide you with detailed information on the day of arrival.

What to do about insects?

Of course, the fauna in the countryside is different from that in the city and in the south is different from that in the northern homeland. Nevertheless, you should – especially in the warm season – note the following: Please always dispose of your household garbage promptly, preferably daily. Do not leave garbage or food leftovers lying around openly. Even a drop of cola can attract an ant trail, which is then difficult to expel. In many fincas ant spray is available, but in the summer months absolute cleanliness is required. If there is nevertheless an excessive infestation, please inform us.

In the dry months many animals are looking for water, so are wasps or bees. So if you find some of these animals at the pool, it is basically not a reason to worry, because usually they are not aggressive or interested in stinging you.
